Professional Carpet Cleaning & Hot Water Extraction
Truck-mounted hot water extraction, published pricing, and a written guarantee window on every package. Family-owned and IICRC certified.
Vacuuming removes what sits on top. This removes what settled in.
Carpet works like a filter. Every day it collects dry soil, sand, skin cells, pet hair, cooking grease and whatever came in on shoes, and gravity pulls all of it down toward the base of the pile where a household vacuum cannot reach. Over months, that grit works against the fibers themselves — it abrades them, dulls the color and flattens the traffic lanes so they look permanently dirty even right after you vacuum.
Professional cleaning attacks that in two stages. First we loosen and suspend the soil chemically and mechanically. Then we flush it out of the carpet under pressure and immediately vacuum it back into the truck — along with the cleaning solution, so residue is not left behind to attract new dirt. That is what makes the difference between a carpet that looks better for a week and one that actually resets.
- Dry soil and grit lifted out before any water touches the carpet
- Traffic lanes and spots pre-treated with dwell time, not just sprayed
- Truck-mounted hot water extraction, not a portable rental unit
- Solution extracted back out rather than left in the fibers
- Final walkthrough with the technician who did the work
Our Carpet Cleaning Process
The same sequence on every job, whichever package you choose.
Pre-inspection
Your technician walks the rooms with you, notes spots, traffic lanes and pet areas, and tells you up front if something looks unlikely to come out fully. Fiber type and carpet condition set the plan.
Pre-vacuuming
Dry soil comes out first. Skipping this step is how carpet ends up muddy instead of clean — wet dirt spreads, dry dirt vacuums away.
Pre-treatment
Traffic lanes and individual spots get a pre-spray and real dwell time so the cleaning agent can break the bond between soil and fiber before extraction.
CRB agitation
On Signature Care and Premier Total Care, a counter-rotating brush machine works the pre-treatment down through the pile and lifts embedded pet hair and ground-in grit a wand pass alone will leave behind.
Hot water extraction
Heated water is injected into the pile under pressure and vacuumed straight back out with the suspended soil. This is the step most people mean when they say steam cleaning.
Spot treatment
Anything still showing after the main pass gets worked individually with a spotting agent matched to what caused it, then re-extracted.
Optional protector
Green Guard Carpet Protector can be applied while the carpet is still damp so it bonds to the fiber. It is included free with Signature Care and Premier Total Care.
Final walkthrough
Before the hoses go back on the van we walk the job with you, point out anything that did not fully release, and set your expectations for drying.
“Steam cleaning” and hot water extraction are the same thing
Almost nobody calls it hot water extraction on the phone — they call it steam cleaning, and that is fine. They describe the same method. Heated water and cleaning solution go into the carpet pile under pressure through a wand, and a powerful vacuum immediately pulls that water back out along with the soil it just released. Nothing is actually steamed; the water is hot, not vaporized.
Our equipment is truck-mounted, which matters more than most homeowners realize. The heat and vacuum come from the van rather than a small portable box, so the water goes in hotter and comes out more completely. More water recovered means less moisture left in the pad, which means shorter dry times and less chance of anything wicking back up as it dries. Many carpet manufacturers recommend periodic hot water extraction — always check the care and warranty requirements provided by your specific carpet manufacturer.
When professional cleaning is worth it — and when it isn’t
We would rather tell you to wait than sell you a cleaning that will not change anything.
Good reasons to book
- It has been a year or more, or 6–9 months with pets, kids or heavy traffic
- Traffic lanes and hallways look darker than the rest of the room
- You are moving in or moving out and want a clean baseline
- Someone in the house has been reacting to dust and you want the soil load down
- A pet accident happened and you want it addressed properly rather than blotted
- You are deciding whether to replace the carpet and want to see what it looks like clean first
Where we set honest expectations
- Fiber damage from bleach, pet chewing, sun fading or heavy wear is permanent — cleaning will not reverse it
- Older set stains, dye stains and some spills may lighten substantially without disappearing
- Carpet that is worn flat in the traffic lanes will be clean, but the pile will still be flattened
- Deep urine contamination in the pad or subfloor may need more than a surface treatment
- We tell you which of these apply at the pre-inspection, before we start rather than after

Pet Urine & Odor Treatment
If the smell is the real reason you are booking, carpet cleaning alone may not be enough. Here is how urine contamination actually works.

Frequently Asked Questions
Typically 4 to 8 hours with fans running and reasonable airflow. Carpet type, pile depth, humidity and how soiled the carpet was all affect it. Because our equipment is truck-mounted it recovers more moisture on each pass than a portable unit, which shortens the wait.
Yes, but with a little care. Wear clean socks or the shoe covers we leave with you, and be careful stepping from damp carpet onto hard flooring — that transition gets slippery. Keeping pets off the damp areas until the carpet is dry to the touch also helps it stay clean.
You don’t need to — pre-vacuuming is a standard part of our process. What genuinely helps is picking up floor clutter, toys and small items ahead of time so we can get straight to the carpet.
They describe the same method, and most people say steam cleaning — that’s fine. Heated water and cleaning solution go into the pile under pressure through a wand, and a powerful vacuum pulls it straight back out with the soil it released. Nothing is actually vaporized into steam.
Some will, some won’t. Soil-based marks generally respond well to extraction. Dye stains, bleach damage, sun fading and spots that have been scrubbed into the fiber repeatedly may lighten a lot without going away entirely. We flag those at the pre-inspection so you know what to expect before we start, not after.
Every 12 months suits most homes. With pets, children or heavy foot traffic, a 6 to 9 month cycle usually holds up better. Many carpet manufacturers recommend periodic professional cleaning — always check the care and warranty requirements provided by your specific carpet manufacturer.
We move and replace normal household furniture — chairs, end tables, lighter sofas — as part of the job. We leave beds, dressers, china cabinets and electronics where they are rather than risk damage to your home or our team. Let us know in advance if something specific needs to be worked around.
Each package carries a written guarantee window — 7 days on Classic Essentials, 14 days on Signature Care, and 30 days on Premier Total Care, which also includes a free re-clean of any missed spots. If something resurfaces inside your window, call us and we’ll come back.
